I lived in this complex for 7 years and am an active member of the HOA. After I resided my condo, my neighbors asked if I was interested in working on theirs. At that point I became licensed and began Holm Construction. Through the years I have worked with about half of the 25 homeowners on siding, deck, window, and interior projects. This particular unit is part of a duplex and I preformed all exterior work on the adjoining unit as well.
This owner bought her condo in 1973 when it was one year old. Through the years she has used the unit for her own vacations as well as a vacation rental property. While her unit was in excellent condition, it was extremely dated and a bit drafty. We replaced her old aluminum windows with new vinyl windows, and then completely sided and trimmed the building. Between the new cedar siding and the older plywood siding we added Tyvek house wrap which tightens the building envelope and increases energy efficiency.
As the deck had reached the end of its useful life(30-40 years) we completely demolished the existing deck and rebuilt from the concrete footings up. The homeowner selected Evergrain decking, a Trex-like composite deck product. The railing is cedar and redwood and stained to match the house. The Evergrain has faded a bit over the years but otherwise has held up well.
Several years after the exterior projects the homeowners had their boiler fail resulting in frozen pipes. Because their unit was seldom used the water flowed for days before it was discovered, resulting in a near complete loss of all interior finishes. After the unit was dried out we came in and replaced insulation and wiring. The old wood paneling was replaced with sheetrock. Two bathrooms were rebuilt in their existing configuration, but with new vanities and better lighting and ventilation.
The kitchen also maintained it’s original configuration, albeit with new maple cabinets and granite countertops. The tile backsplash matches the floor tile.
All interior trim and doors are pine with a very light natural stain and a lacquer finish, which provides a relaxed mountain feel.
This couple has been a pleasure to work for and I wish them many years of great times at their mountain retreat.
