The master bath kept its existing layout and spa tub, but added a new heated tile floor a new double vanity, and a tiled shower/steam room with a small seat and glass door.
Bath 2 kept the tub, but added a new tile surround and new vanity with Corian countertop.
A year and half later I was again contacted by the designer and informed that it was time to take on the kitchen. The original kitchens in these early 80s townhouses were cramped with unnecessary walls and and poor workflow. While there was a small pass through, the kitchen was essentially completely separate from the living areas.
The new plan was to replace a load bearing wall with a beam and posts and to create a U shaped kitchen with an island and a eat-at bar. The cabinets are Knotty Alder with a slab granite countertop. Full height Travertine tile backsplash is lit by under cabinet halogen puck lights. The floor is a honed and polished slate tile. This tile was also used under the barstool area and at the entry door to tie the area together.
Previously the association had terraced and landscaped the back yard and wanted to add a sliding glass door accessing a back deck and the new yard. We were able to add the new door in an existing window location, thereby simplifying the necessary framing modifications. The decking, rail and stairs are Ipe, a Brazilian hardwood, sometimes called Ironwood. It is incredibly hard and makes an excellent decking material, although it is more expensive than Redwood and does require regular staining. The framing of this deck is Douglas Fir (our typical framing material) stained to match the Ipe.
At the same time as this project we preformed a similar project on the adjoining unit. Essentially the second unit is a mirror image of first. Once again Alder cabinetry and a granite countertop. The backsplash is 4” matching granite, with full height behind the stove. The can lights and the undercabinet lights are LEDs. We were able to add a fully legal half bath under the stairs as the original plan had no lavatory on this level. Finally, they chose a Trex deck with a matching Trex railing system.
